The developer/owner will sell the six NorthWinds office buildings and the NorthWinds Towers development venture as a package or as two separate deals.
The first building was completed in February 1997 and the sixth will open in September. Five of the buildings are fully leased and the sixth is approaching 100% occupancy, according to Bullock, Terrell & Manley, which is handling the sale.
Tenants include American Express, A.G. Edwards, Fireman's Fund, Siebel Systems and WorldCom. Rental rates for class A office space at NorthWinds are in the $22.50 range.
Pope & Land is looking for a partner to develop phase I of NorthWinds Towers, an 11-story, 262,393-sf office building at a prime corner of Lanes Bridge Road and Ga. 400. The project is the first of a planned complex of about 1.26 million sf in three buildings and a hotel.
