The pair is developing Cornerway Telecom Place, a 440,000-sf carrier hotel for multiple Internet data centers and telecommunications companies at 1610 Cornerway Blvd. Formerly known as the Solo Serve headquarters and distribution facility, the two-story "duplex" structure will be fully operational by Dec.1.
Officials say the "duplex" nature of the facility makes it the first of its kind in the area. Tenants can isolate support equipment on a separate floor, thereby maximizing leasable equipment and revenue streams. Additionally, the facility's size and scalable nature facilitates growth from a single location to meet future power needs.
San Antonio continues to attract more and more telecommunications companies to the city, brokers say, partly due to the abundance of low-cost power and real estate. Yet there is a tremendous shortage of space for these companies because the building criteria necessary for operation is so demanding.
"This new telecom facility will provide tenants with the two elements that are critical to 'hoteling' operations - access to multiple fiber providers and a tremendous power supply," says Walter Saad, regional director of Insignia/ESG in San Antonio. "Fiber services are provided in the immediate vicinity by AT&T and ENRON, and Southwestern Bell, Qwest, Level 3, Netlink, and WorldCom."
Real estate brokers say telecom centers are unique because the focus of the space is on equipment rather than people. Fully redeveloped, Cornerway Telecom Place will feature electrical service of 200 watts per sf from dual grids; floor loads of 250 pounds per sf on the first floor and in excess of 125 pounds per sf on the second floor; 13-foot ceiling heights on the first floor and 18-foot ceiling heights on the second floor; 24-hour, on-site security seven days a week and a fenced pad area adjacent to tenant spaces for generators, fuel tanks and other equipment.
