CarrAmerica, a Washington, D.C.-based real estate firm, told GlobeSt.com the Braker Pointe seven-story building is the first of a trio of proposed structures, bringing a total of 360,000 sf to the market. The other structures will consist of 73,000 sf and 98,000 sf. Meanwhile, CarrAmerica plans to sell the site's corner parcel for a full-service hotel development.

The build-to-suit structure, which is expected to be completed next summer, will house Harcourt subsidiaries Steck-Vaughn Co., a publisher of supplementary educational materials, and Holt Rinehart and Winston, which publishes educational materials. Real estate brokers say Steck-Vaughn currently occupies 60,000 sf in a building located about a mile west of Braker Pointe in Quarry Lake Business Center. Holt Rinehart is officing at 1120 S. Capital of Texas Highway.

"Braker Pointe will accommodate the build-to-suit needs of a variety of customers including high-technology, general office, research and development and manufacturing users," says Jeff Pace, CarrAmerica managing director for Austin.Earlier this summer, CarrAmerica started working on a 23-story, 418,000-sf office building at Sixth St. and Guadalupe in downtown Austin. Brokers say it is the first office building to be built in that area in more than a decade.

The project, a joint venture between CarrAmerica and JER Partners, is 40% pre-leased to the law firms Clark, Thomas & Winters, PC and Akin, Gump, Strauss, Hauer & Feld, LLP. Construction expected to be completed by the first part of 2002.
