The venture comprises 100 townhomes and 701 single-family homes built around a town center which will include a pool, a 12-acre elementary school site, a 10,000-sf retail center and a day-care center.

Prices for the homes, on 50-foot to 80-foot lots, will range from $100,000 to $170,000. Building permit figures from the city of Statesville show 69% of the permits for homes priced between $80,000 and $110,000 in 1998 were for mobile homes. The developer calculates area buyers are ready to step up to townhomes and single-family units.

T&T has owned the 267 acres for a number of years and had the site rezoned earlier this year to allow the density of three units per acre. The project also includes 40 acres of open space and walking trails.

The proposed site for the new community is east of Statesville, just off U.S. Highway 70. The company hopes to negotiate contracts with five or six builders shortly and start construction in the spring.
