In another transaction involving the 27-story, 558,000-sf building, Salomon Smith Barney has added 3,000 sf valued at $800,000 over 10 years, bringing its occupancy to more than 14,000 sf.

Long Beach-based NAI Matlow-Kennedy Commercial Real Estate Services represented the landlord, Commercial Development International/West Inc., in the two transactions. Rick Merritt of Julien J. Studley's Los Angeles office repped Ford, Walker. Rosey T. Miller of Studley's Los Angeles office repped Salomon Smith Barney.

Robert Garey, principal of NAI Matlow-Kennedy, says his firm repped the landlord in three other World Trade Center transactions but wouldn't disclose terms. One involves 11,000 sf for Sea Launch, a company that works with Seattle-based Boeing. Another is a six-year, 3,000-sf lease expansion for Innovative Dialysis Systems.

The final pact provides lender Washington Mutual with 4,000 sf for its local commercial banking group, Garey says.
