The new facility includes 46,000 sf of air-conditioned warehouse space with enhanced power, mechanical and lighting systems. Rents average $8.50 psf triple net, with operating costs an additional $2.50 psf.
Fort Lauderdale-based Colliers International handles the park's leasing for owner Dalfen America Corp. of Montreal, Canada. Dalfen plans another 70,000-sf building at the park.
Dalfen bought the then 215,000-sf park for $8.5 million ($39.53 psf) in 1997 and acquired 18.5 acres of adjacent vacant land the following year. It recently sold part of that land in the site assemblage for a Lowe's home improvement center now under construction.
