"Telecom hotels usually lease at two to three times the rents of Class A space," says Steve Budorick, SVP Midwest region at TrizecHahn's Chicago U.S. headquarters. "It's an emerging opportunity throughout the world to capture the rapid growth of telecom and fiber optic carriers. We are actively pursuing opportunities to accommodate these tenants." Telecom hotels provide space for bandwidth carriers to install large equipment and switch machines to service large city areas with higher-speed Internet access and better telephone systems.

Other TrizecHahn properties up for sale are located in Los Angeles, Atlanta, Kansas City, Memphis, Washington D.C. and Stamford, Conn.

Budorick says the company has not put a price on the Detroit buildings, considered Class B for their lower office rents of about $16 a s.f."We are offering them for sale, and requesting buyers to initiate their own price," Budorick said. The Fisher Building has about 635,000 s.f. and is 75 percent occupied. The Albert Kahn Building, headquarters and namesake for the architectural firm Albert Kahn Associates Inc., has 270,000 s.f. and is more than 90 percent leased.TrizecHahn has owned the two buildings for about 25 years.

TrizecHahn also said it will lease 60,000 s.f. in the New Center One Building in Downtown Detroit for telecom usage. The company owns 75 percent of the New Center One building, which is mostly occupied by General Motors Corp. "Our plans are to continue to hold on to New Center One. We are more than satisfied with the GM tenancy. We are just expanding our tenant base to include technology-orientated tenants," says Budorick
