201,000-SF Redeveloped Center Delivers; Software Firm Leases 73,240 SF

The 201,000-sf Richland Pointe Business Center, which delivered Friday, has its first major tenant, Software Spectrum.The software firm is leasing 73,240 sf for a call center in the single-story, tiltwall-constructed building. The $7 million project is 51% leased, Tim Terrell, vice president of Stream Realty told GlobeSt.com. Also signing for space is 24-Hour Fitness, which is leasing 30,000 sf for a fitness facility. Terrell estimates it will be a year before the redeveloped shopping center at 5201 Rufe Snow in North Richland Hills, a Ft. Worth suburb, is fully leased. Terrell of Dallas-based Stream Realty is the listing agent for building owner, Pretty M.T. LP of Dallas.”This converted retail center positions Software Spectrum perfectly to provide a call center environment that can draw labor from the Mid Cities and Tarrant County as well as Dallas County,” says Lissa Cooke, one of two brokers from Staubach Co.’s Southwest Corporate Services who has represented the software company in the transaction.The center’s redesign has been the work of Edwin Smith & Associates of North Richland Hills. It is renting for $12 per sf triple net, according to Stream Realty.
