Year-to-date, a total of 300,000 sf has been leased in the new project, according to Chip Colvill, senior director of Tishman Speyer Properties, the developer of the building. The 20-story building is located on the Sam Houston Tollway in the Westchase project on Houston's west side.

The newest lease in the BriarLake Plaza is the 62,000-sf lease signed by Luminant Worldwide Corp., an Internet business service firm. In addition, Petrocosm Marketplace leased 50,000 sf; MarchFirst leased 25,000 sf; and Quest Software leased 16,000 sf. Other tenants in the building include Microsoft, Magic Earth and Structure Consulting Group LLC.

The strong leasing activity has encouraged Tishman Speyer to begin plans for additional buildings on that site. The company has proposed to construct a 10-story, 250,000-sf Two BriarLake Plaza and a six-story 150,000-sf Three BriarLake Plaza some time next year. A small lake with fountains and landscaping graces the grounds of the project. New York-based Tishman Speyer, one of the largest and oldest real estate developers in the nation, has developed a total of 36 million sf of commercial space valued at $10.5 billion
