Called Kierland Commons, the office and retail center stands at Greenway Parkway and Scottsdale Road. At build-out, the 38-acre project will have 450,000 sf in an "urban village" environment.

"Because of our success with the first phase of the project, we have commitments from retailers for most of phase two," says Daniel Gosnell, vice president of Kierland Commons developer Woodbine Southwest Corp.

The second phase will includes six buildings with about 70,000 sf of retail space and 50,000 sf of office space. The two- and three-story buildings should be ready for occupancy sometime next year.

The first phase, scheduled for completion by the end of this year, is already 95%. Its tenants include The Cheesecake Factory, Morton's Steak House, Crate and Barrel, Restoration Hardware and P.F. Chang's China Bistro.
