The franchise operator wants to open a 120-room Choice Brand hotel at the site of the former Kimels Furniture store at 10715 Colesville Road, say officials involved with the deal. The site is just north of the Interstate 495 Capital Beltway, and three miles north of downtown Silver Spring on Route 29.

It is a sign of how office development is spurring ripples in other kinds of commercial development.

"The development of this site will enhance the availability of amenities on the Route 29 Corridor, which will provide additional lodging to service the consolidation of the FDA as well as the Discovery Channel," said Joseph A. Sutton of Scheer Partners. Scheer represented both tenant and the landlord, Leisner, Leisner & Moore.

The creation of a new headquarters campus for Discovery Communications in downtown Silver Spring, a downtown redevelopment project and the consolidation of the Food and Drug Adminstration are the three major projects spurring development in that submarket.
