The $100-million lease is believed to be the largest signed in the county this year. Under terms of the 10-year deal, tenant Health Net will relocate about 1,700 workers from its current headquarters at a nearby complex into 288,000 sf at Lennar Partners' new LNR Warner Center.

The two buildings Health Net will occupy are at the northeast corner of Canoga Avenue and Burbank Boulevard, part of the $70-million first phase of the project that Irvine-based Lennar started on a speculative basis about a year ago. One of the two buildings that Health Net will occupy is almost finished. Construction of the second only recently began, a Lennar spokesman says, adding that Health Net will begin moving in late next year.

Health Net also took options for an additional 112,000 sf. The health-care company was represented by Los Angeles-based Cushman & Wakefield. Lennar was represented by a team of brokers from its in-house staff, Lee & Associates and consultants from Windward Properties.
