The property will give the locally-based developer a total one million sf of class A product in the north Fulton County submarket when the structure is completed next summer. The site is 25 miles from Downtown.

Royal Ridge is Childress Kelin's seventh office building in Alpharetta in four years. Area rental rates range between $21 per sf and $24 per sf.

The building is going up on a 13-acre tract in Royal 400, a 336-acre office park off GA 400. This is the developer's first building in the park. Childress Klein purchased the land from Holder Properties for an undisclosed price.
