Johnson Fain Partners, whose signature buildings include the SunAmerica office tower and Fox Plaza in Century City, was hired by a unit of Dallas-based Nexcomm Capital Partners. Nexcomm bought the 500,000-sf annex, next to Union Station and Olvera Street, earlier this year and immediately announced plans to convert it into a hub for Downtown's growing number of telecommunications companies and other high-tech tenants.

Nexcomm owns several such centers across the United States,including the 1.65-million-sf Infomart-Dallas.

Plans for the renamed Infomart-Los Angeles call for the restoration of the old annex's tired Spanish Colonial façade, remodeling much of its interior space, and the installation of a vast fiber optics network. The renovation is expected to be finished next April.
