If all goes as planned, the locally-based developer will break ground on the $13 million Center 405 in February, and finish it up before the end of the year. Chris Eckmann, a broker for the Kirkland-based listing agent Raskin & Associates Inc., says the office space will probably be priced somewhere in the neighborhood of $30/sf per year, not including expenses of about $7.50/sf.

Marketing of the building began only recently, but Eckmann says he has talked with several good prospects, and isn't limiting his options. Some may just have to pay a higher deposit.

"If it's a dot-com company and it's not profitable, there would be an issue of security, but we are not excluding anybody in our marketing," says Eckmann. "I think the major portion of dot-com companies in our area are quality companies, compared with the trend of dot-coms on a national level."
