The building is part of a redevelopment of the former plant of Continental Emsco, an oilfield services firm that had vacated the property a few years ago. The 80-acre Continental Emsco facility, which includes 500,000 sf of industrial buildings, has been renovated and divided into smaller spaces that have been leased to other firms. The redeveloped Continental Emsco plant has large cranes for manufacturing purposes, and crane-equipped industrial buildings have been growing more difficult to locate in Houston.

The area around the Hobby Airport has been growing in popularity as a site for industrial development. The Boyd Page/ChainLinks real estate firm has represented Extrusion Technology Corp. and Cushman & Wakefield has acted on the owner's behalf.
