Tuesday, Dell had announced plans to open a sales and technology support center in the Alliance Gateway Business Park. The building, which will deliver in March 2001, is situated on 6.6 acres, flanked on its southern border by a vacant 10.5-acre parcel and just east of another 35 acres of raw land. "Should they need expansion, they can," says Berry. The property is bordered on the north by the Ryder National Command Center.

It is the building, Berry says, more so than the land availability right now that has lured Dell to the AllianceTexas fold. "We had a building ready to construct that met their schedule," he says of the deal that had closed in just a few months.

Dell plans to gear up in April 2001 with 500 employees, but could raise the job count to 1,000 by 2002. A site manager has yet to be selected, a Dell spokeswoman tells GlobeSt.com. She says there are no plans at this time for manufacturing at the Alliance Gateway property.

This is Dell's third building project this year. It has a four-building project, totaling 1.1 million sf, under construction at its Parmer Lane campus in Austin and has completed a 660,000-sf project at its Nashville location. Dell occupies more than 1 million sf at three facilities in middle Tennessee. The Parmer Lane project will be finished in mid to late 2001. According to a company spokeswoman, Dell now occupies 50 buildings on 800 acres scattered throughout central Texas.

Dell officials say the metroplex's available workforce, strong economy and central positioning in the US are primary factors for Ft. Worth's selection. Kevin Rollins, Dell's vice chairman, says the Ft. Worth operation will "give us additional room to grow the fastest-growing areas of our Americas business in the future." In the past two years, Dell has set up operations in Eldorado do Sul, Brazil and Xiamen, China, in addition to Nashville plus has added seven new manufacturing facilities worldwide.
