But Winter Park, FL-based Carlisle Realty Group knew that fact going into the deal since it had purchased a 12.5-acre tract for $2.35 million or $188,000 per acre ($4.31 per sf) from another seller, Debra Inc., a week before.

Carlisle paid Kirkman Equities $711,000 or $474,000 per acre ($10.88 per sf) for its newest acquisition, a 1.5-acre parcel. Carlisle and partners from Auburn, AL plan to break ground by year end on a 15,750-sf, Mediterranean-styled retail center adjacent to its other planned 110,000-sf shopping center near MetroWest's main entrance.

R.J. Twitty & Co. II Inc. and Demetree Real Estate Services, both of Orlando, co-brokered the transaction.
