The 10-acre site is adjacent to Central Florida Regional Hospital on State Road 46, west of Sanford, FL and 25 miles north of Downtown Orlando. Ground-breaking on the first of 19 planned one-story buildings, from 2,800 sf to 7,200 sf, is set for year end.
Platted lots are pre-construction priced from $165,000 to $432,000. What makes this project different from conventional larger ventures is ownership of the building's land.
"A basic premise for Lexington Park is that the users will have the opportunity to own their own real estate," Stirling owner Roger Soderstrom tells GlobeSt.com. "Every effort is being made to simplify the decision-making and investment process with ready-to-build sites.
Still, he expects some buildings will be developed by builders or investors and then sold. The joint venture will also do a few spec structures. Soderstrom doesn't see his project competing with larger nearby developers such as Pizzuti Development Co. and Crescent Resources.
"Lexington Park is geared to the professional requiring easy, 24-hour access; smaller individually-owned buildings; and a sense of a small professional community," Soderstrom tells GlobeSt.com. The park will have 365 surface parking spots with much of it at curbside in front of each building. Owner/tenants may have their own personal builder erect the structure once the contractor is approved by the joint venture.
Soderstrom decided on the project after studying the continued commercial and residential growth in suburban Sanford, especially the State Road 46 corridor. Within a three-mile radius of Lexington Park are the Central Florida Regional Medical Center; Seminole County Courthouse; city of Sanford administrative offices; Sanford Historical District and lakefront area also being planned for new development; the 1.1 million sf Seminole Town Center; the proposed regional Catholic High School; the planned Amtrak super station; the announced lakefront condominium; and a new housing development.
The transportation network comprises four Greeneway expansion interchanges; two Interstate 4 interchanges; the Orlando Sanford International Airport; and the zoo, all within three miles of the planned park.
