Trammell Crow Co. trustee Dan K. Shaw has purchased the six-story glass structure from TCP Sterling Partners. Located along the SW freeway, just east of the intersection of Beltway 8 and the Sam Houston Parkway, the office building boasts 101,456 sf, which is 72% occupied. Occupancy has been running 65% to 72% during the past few years at the structure, completed in 1982.

Major tenants include SCA Consulting, an engineering and construction firm with more than 17,000 sf, and Tower Executive Suites, which leases in excess of 14,000 sf.Sterling Plaza is the first high-rise on the freeway as it enters Harris County. TCC has a significant amount of property in the immediate area, as well as current construction in nearby Sugar Land. Trammell Crow Co.'s Investment Sales Division negotiated the transaction for the seller while O'Connell Realty Advisors represented the purchaser.

Trammell Crow's 125-member Houston office handles approximately 23 million sf of industrial, office and retail space.
