Transwestern already has assumed the duties for the 193,148-sf Corporate Square Tower and 66,490-sf Corporate Square Garden Building, both at 4801 N.W. Loop 410 in the northwest submarket, and the 155,023-sf Cypress Tower at 1222 N. Main in the Central Business District. "We're already on board, in place and doing it," Kevin Roberts, TCS' senior vice president, told GlobeSt.com.
The contract represents the largest single square-footage assignment in San Antonio for the Transwestern office. Southwestern Bell Corp. leases all of the Corporate Square Garden Building and 78,100 sf in Corporate Tower. Hartford Fire Insurance Co. leases 24,558 sf in the tower while the anchors at Cypress Tower are San Antonio Water System, 59,728 sf, and the University of Texas at San Antonio, 21,000 sf for its administrative offices.
Roberts says Transwestern is actively marketing eight suites, each under 8,000 sf that have been vacated in the tower. Another 35,892 sf will free up in February 2001 that is presently being used by SBC. Cypress Tower is renting for $16 to $18 per sf and the Corporate Square properties for $18.50 to $20 per sf, according to Roberts. Koll Bren Schreiber, based in Newport Beach, CA owns 74 million sf in 675 properties nationwide.
