The property, Internationale Centre South, is located four miles west of the intersection of I-80 and I-55. Catellus is marketing the new park to users of large-scale distribution facilities, as well as companies seeking space in multitenant industrial facilities. Much like Catellus' business parks in southwest suburban Woodridge and Romeoville, Internationale Centre South will feature extensive landscaping, ponds and wide streets. Colliers, Bennett & Kahnweiller Inc. represented Catellus in the acquisition of the park and will be Catellus' exclusive representative.
Catellus' speculative building will be located on a 40-acre site south of Minooka Road and is designed to be a multitenant facility. The facility will house 110 loading docks, four drive-in doors with a 30-ft. clearance; ESFR sprinkler system; CSX Rail availability and access to I-80 and I-55.
According to Kevin Matzke, director of the Chicago Area Development Group of Catellus Commercial, in the last two years the firm has seen large distribution companies move further west on the I-55 corridor toward the intersection of I-55 and I-80, in search of more affordable land and lower rent. "Internationale Centre South is an ideal location for large-scale distributors due to its close proximity to I-80 and I-55, lower land costs, economic incentives and rail access," Matzke said.
