The third phase will be a duplicate of the second, featuring 150,000 sf of corporate office and R&D space. Menlo Park-based developer Spieker Properties also expects to replicate the success of the second phase, which was entirely leased by two tenants before it was even completed in July.

San Diego-based Smith Consulting Architects is handling design duties for the third phase, as it did for the second. Construction should begin in the spring, says Scott Cairns, Smith Consulting's principal-in-charge.

The roughly 29-acre site overlooks the Sorrento Valley and offers views of the Pacific. Tenants in the first phase include technology giants MP3.com and Intuit.
