EAST WINDSOR, NJ-Maximus, Inc., a Virginia-based health benefits administrator, initially wanted CB Richard Ellis to find it an 18,000-sf space, a modest increase from its current 15,000 sf in Hamilton Twp., NJ. Then came a contract with the New Jersey Department of Human Services, and the site search quickly took on a new dimension.

Sab Russo of CB Richard Ellis’ Iselin, NJ ultimately arranged a five-year lease worth $4 million for 38,000 sf at GMH Capital Partners’ Windsor Corporate Park, specifically at the park’s 300 building. GMH Realty, the owner’s in-house brokerage arm, represented the other side.
