AIB, which is Ireland's leading financial aid provider and part of a diversified global financial services firm, also has an option on an additional 28,000 sf of space at the 600,000 sf complex. The transaction brings total occupancy here to more than 100,000 sf of space.

Cushman & Wakefield represented AIB in the transaction. AIB has its New York headquarters at 405 Park Ave. in Manhattan.

"We're delighted to have such a prestigious financial institution join our growing tenant roster at 333," says developer Charles S. Cohen, who represented the building in the 12-year transaction with Cohen Brothers senior vice president Palmer Sealy. Cohen Brothers officials value the lease deal at approximately $12 million.

Tenants at 333 Westchester Ave. include: AOL/MovieFone Inc.; MACSTEEL ASOMA, a steel trading company; the law firm Fredman & Kosan; Rosenfeld & Tortu, a benefits consulting company; and the Nexus Group, a software development concern.
