Codina Realty Wins Leasing Contract for 1.1 Mil-SF Omni Technology Center

MIAMI-Argent Ventures of New York is retaining Coral Gables, FL-based Codina Realty Services Inc. ONCOR International to lease its largely-vacant 30-year-old, 1.1-million sf Omni Technology Center at 1601 Biscayne Blvd. in the Downtown area. Codina will be marketing the property as a telecom hotel with office and retail components. The value of the contract wasn’t disclosed.

Average area asking full-service office rents are $29 per sf, according to mid-year rates compiled by ONCOR International. A rate structure at Omni Tech is being worked out. The property has three components–three floors at the north end; two floors in the central portion of the building; and four floors at the south end. The building is vacant except for the Greater Miami Chamber of Commerce offices and the Wyndham Hotel.
