The first is land use for mixed-use developments, usually high-density projects where residents can live, work and play. By staying in their milieu, people can decrease the use of and necessity of travel by car.
BellSouth is moving ahead with a mixed-use development around the Lindbergh MARTA station, intown about five miles from city center. Developers have proposed plans for large mixed-use projects surrounding the Dec. 16 opening of the MARTA station at North Springs, 15 miles north of Downtown.
Two other examples are the 140-acre Atlantic Station development in Midtown on the site of the former Atlantic Steel plant and the One Centennial Hill development at Centennial Olympic Park Downtown.
The suburbs are also continuing to grow outward as population and job growth increase. Suburban land is cheaper, more available and, in the metro area, has "unlimited boundaries as to how far out they can go," according to the study.
Expansion moves north and now includes North Georgia counties like Forsyth--the nation's second fastest-growing county. Land is being snapped up for office, mixed-use, multifamily and single-family development.
South of Atlanta, Henry County leads in growth rate. It is the fifth fastest-growing county in the country. Near the airport, this county is seeing vast tracts of land brought for industrial and distribution centers as well as for residential use. Lower cost per acre and availability of large tracts have captured the interest and the monies of developers and investors.
