Developers of Kenney Fort, a master-planned development approved by the City of Round Rock, propose office, multifamily and possibly retail uses for the land. The property features rolling hills and old pecan and oak tree growth. The plan proposes to buffer the buildable land with 34 acres of park land and nine acres of right of way for a total of 147.3 acres.
The largest parcel, at 62 acres, has been zoned commercial for office use and is being marketed as a business park with 47.8 buildable acres and potentially 614,196 sf of office space. Barry Gillingwater, of Barry Gillingwater Brokers, says he hopes the business park will be the first portion developed.
"We already have three companies looking at it," Gillingwater tells GlobeSt.com. He says the site would be ideal for a large corporate campus or it could be broken up into parcels.More than 36 acres southeast of the proposed business park is designated multifamily with an adjacent 9.8 acre parcel zoned both for multifamily or commercial. Gillingwater says he will wait on the final, approved road plan before determining the use of that far southeastern segment.
"It's very open because it's mixed use. If the road goes in there it's retail. If it changes, we go with townhomes," Gillingwater says.
Kenney Fort is located east of Interstate 35, south of US 79 and north of Gattis School Road. Round Rock officials have proposed roadways abutting the eastern, western and southern boundaries of the property, with the developer paying half of the road construction costs, Gillingwater says.
The city has hired Rust Lichliter, Jameson Environment and Infrastructure Consulting Engineers as the general contractor for road construction. The engineering company is expected to release plans for bidding in April.
Kenney Fort is a designated historic site, with a monument marking the location where the fort once stood. The city has planned bike and hike trails for the park acreage within the development.
