Stanford Ranch Owners Will Develop Industrial and Tech Park

ROSEVILLE, CA-The first phase of the project will include two buildings totaling 91,000-sf. Construction on the second and third phases will begin as tenant interest evolves, with the size of the phases dependent on demand.

ROSEVILLE, CA-Stanford Ranch owners will develop a 350,000-sf industrial and technology park here, just a few miles from their 35,000-acre master-planned community. Stanford Ranch and project partner Mark IV Capital will break ground next summer on the first phase of the Foothills Commerce Center, which will be located at Foothills Boulevard and Winding Creek Road, just north of Blue Oaks Boulevard and Hewlett Packard’s campus.

The first phase of the project will include two buildings totaling 91,000-sf. Construction on the second and third phases will begin sometime after phase one is complete and as tenant interest evolves, says Walter Smyth, a CB Richard Ellis partner overseeing the leasing and management of the project. It has not been decided how many square feet the subsequent phases will entail, says Smyth. “That largely depends on who moves in,” he says. So far, no tenants have signed on with the business park, although a few have shown interest. Smyth declined to say who might be signing leasing agreements.
