The development is located just south of the Lake Austin Bridge on Loop 360 and Westlake Drive. The buildings will range from two to five stories. Parking garages have been built into the rolling hillside and positioned below the first floor to give the greatest views of the surrounding landscape, says Sam Houston, division project partner with Hill Partners of Austin.

"It's the largest office park on Loop 360, which will allow our tenants to grow," Houston tells GlobeSt.com. L.A. Fuess Partners Engineers of Dallas, the structural engineering firm for the project, is in the midst of completing final designs. The architect is BOKA Powell Architects of Dallas; Faulkner Construction is the contractor.

The project's first phase--set to begin in late December or early January--will include three buildings of up to 160,000 sf, according to Houston. The initial phase is scheduled for completion by third quarter 2001. The company is currently pre-leasing space.

"It's a steeply sloped site," says Mark Peterman, a design engineer with L.A. Fuess. "We are approaching the design aesthetically, allowing entry to and from the retail center from both the high and the low side." The landscape features oak and cedar trees and natural limestone outcroppings.

The buildings' exteriors will boast native Texas stone and low reflective glass so they will complement the old growth trees and views of Lake Austin and the Hill Country. Houston says developers will preserve up to half of the original trees. Hill Partners is in the process of reviewing landscape designs, but has not yet named a landscape architect for the project.
