The firm, which has 6,300 branches nationwide and five million customers, will build a 130,000-sq data/office center on a 10.8-acre parcel.

The deal involves a ground lease valued at $3 million and construction of the $18-million building, bringing the total deal value to $21 million. Ryan Construction is the contractor, and Arcturis of St. Louis is the architect.

The building is the first of a three-phase complex the company plans to build there. Edward Jones has a lease option on another 8-acre parcel, where it plans to build an additional 250,000 sf of office space over the next five to 10 years.

Grubb & Ellis' Phoenix office represented Edward Jones in both the land and construction transactions.
