The 17-year-old, class-A structure is owned by New York-based Lend Lease Real Estate Investments, one of several institutional owners throughout the years. It had last been renovated in 1995.
The multi-tenant structure is 90% leased. "We currently have leases and tenant expansions that are working that should bring it up to the high 90s in 90 days," says Butler. The property is leasing for $23.50 per sf plus electric.
Chicago-based Transwestern has been on a fast track in recent months, sealing leasing pacts in Texas metropolises. A week ago, Transwestern had disclosed it now holds the leasing contract for the 88,066-sf Lakepoint at Las Colinas, formerly occupied by the Microsoft College. In late November, Transwestern's San Antonio office landed leasing duties for the 415,000-sf portfolio of Koll Bren Schreiber Realty Advisors. And a few months earlier, the Dallas team snagged a high-profile, five-year contract to handle leasing at the 500,000-sf Providence Towers, site of Transwestern's new Dallas office. Transwestern had leased space for 22 years at 3 Forest Plaza along Merit Drive.
