The partners are proposing a 150,000-sf development, the Portofino Technology Center, for the land at the corner of Interstate 45 and Tamina Road in Montgomery County north of Houston. "They will be suitable for such firms as data centers and call centers," Steven Carter of Vantage Cos.' Houston Division told GlobeSt.com. These state-of-the-art facilities will include up to 100% office finish; up to six parking spaces per 1000 sf; grade, semi-dock and dock-high loading; 16-foot to 18-foot clear height; covered parking; and will be fully sprinklered.

Ground already has broken, with occupancy expected by June 2001. The site is adjacent to the new Portofino Shopping Center.

"The location, architecture, functional design, diversity, flexibility and abundance of surface parking sets this new project apart from its competition," Carter says. "It provides a very desirable alternative to competitive facilities."

The Woodlands provides a sophisticated business environment and an established infrastructure of more than 800 companies, according to Carter, who will lease space in the new buildings. He considers the site one of the most accessible communities in the Houston area, boasting available rail service and several private airports in Montgomery County. The center will be located only 20 minutes from Bush Intercontinental Airport. According to Carter, more than 10 million sf of commercial space already is being utilized in the immediate area.
