Space in the building, which will be ready for business within a few months, will be leased to a company that runs the Internet, such as AT&T, Level 3 Communications or 360 Networks. Level 3 is laying the fiber-optic cable to the building, which local officials hope will spur additional high-tech development in the area. Whichever company signs on as a tenant will have to develop the secondary fiber and power networks it requires.

There are currently four Internet hotels 200,000 sf or larger being built in the Boston area. TechCommons is a joint venture between Jonathan Rose & Co. and Rabina Realty. Rose Associates is the building's developer and leasing agent.
