Tenants Getting Comfortable in Perry Brooks Building

AUSTIN-The Perry Brooks building has the look of the 1950s and the feel of the new millenium, giving it eclectic charm with high-tech appeal. Occupancy now stands at 100%, a far cry from levels two years ago when a major makeover had been put into action.

AUSTIN-Move-in day has arrived at Downtown Austin’s Perry Brooks building where a two-year renovation project has pushed occupancy rates to 100% and turned the 700 block of Brazos Street into a high-tech address.

“In 1998 the building was 80% vacant in an area that was poppin’,” developer Tom Stacy tells GlobeSt.com. “We stripped it out and now it has an eclectic look. Then high-tech companies targeted it and filled it up rapidly.”

The 50-year-old, 12-story building had been renovated and an additional two stories placed atop an existing parking garage for a total of 134,000 sf. Switch & Data will occupy the 40,000-sf addition. According to on-line commercial real estate site RealCentric, there are only 8,054 sf available in the building. The available space is within the technology center, which is occupied and leased through Switch & Data.Other tenants include AV Labs, which has leased about 30% of Perry Brooks, and Qwest and MCI Worldwide, which are subleasing telecommunications space from Switch & Data.
