The parcel was purchased from a group of partners at Ness Motley Richardson Poole & Loadholt, which has built its new law offices on an adjacent site. The project will offer 125 underground parking spaces with access to more than 500 surface slots. The principal in the Bridgeside project is local developer Sam Levin. Investors include Atlanta-based builder Tom Graham.
Construction is expected to take about 15 months, but work will not start until an estimated 50% of the space has been pre-leased. Brokers are expected to start marketing the building nationally early next year.
Bridgeside will be one of two upscale developments to join Ness Motley on the once-vacant site near Patriot's Point. Site preparation has started on the Renaissance on Charleston Harbor, a large residential project going up next to the law firm's offices.
