HANOVER TWP. NJ-Locally-based commercial builder Wm. Blanchard Co. has started construction on a 150,000-sf, class A office building at its 10 Park Ave. property here. Located on a 14-acre site, the three-story asset will replace a 60,000-sf office and a 14,000-sf warehouse facility, both of which were built by Blanchard in the 1950s. The space comes at a time when the tight office market here needs all the class A space it can get.

According to company officials, the project is an effort to fulfill the highest and best use of the property, which is located adjacent to Morristown Municipal Airport. The aging office/warehouse complex wasn't meeting that need, in the company's judgment.

The building, which is being designed for corporate tenants by architects Rotwein & Blake, will feature a central, computerized building management system controlling all HVAC, interior and exterior lighting systems and a telecommunications infrastructure.
