TUCON Construction is the project's builder and Julien J. Studley Inc. is the leasing agent. The two-story steel-framed building is being built speculatively for high-tech tenants. Lease rates will run approximately $25 per sf full service, according to Randy Atkins, managing director, of Julien J. Studley Inc.'s suburban Washington office.

"The Point at Beaumeade is a high-tech facility that offers prospective tenants a highly visible location in a corporate neighborhood already occupied by AOL and MCI WorldCom," Atkins says. "The building's cutting-edge design with a barreled roof line, 10 ft to 18 ft ceilings and raised floor system are certain to be appealing to the kinds of contemporary businesses that are expanding in the Dulles/Northern Virginia market."

The building's exterior is buff-colored brick highlighted by painted steel beams and a blue-tinted glass curtain wall, says Amado Fernandez, principal architect for Hughes Group Architects. "The two-story lobby, with suspended stairway, terrazo tile flooring, and light wood trim, will add to the rich, crisp, and flexible feel of the building," he says. "The entire building will provide increased electrical and HVAC capacity, with redundant power and fiber optics available... It is a very efficient and functional layout."
