Research Triangle Institute plans to occupy the 141,000-sf in the five-story, 30-year-old 800 Park Office Center for four departments. Asking rents in the nine-building complex are $16.95 per sf compared with $20 per sf in the general Research Triangle Park market. CB Richard Ellis Inc. is handling leasing at 800 Park Office Center.
IBM wants to put more workers in single-story buildings which offer flex space. These are less expensive to rent than multistory office buildings and feature open floor plans that can accommodate more cubicles and more workers. IBM owns most of the 50 buildings it occupies, but in the past year it has leased about 200,000 sf in three flex buildings at Keystone Park on Davis Drive. The company's buildings in RTP, North Raleigh and Cary accommodate 14,000 Triangle employees who work in more than seven million sf of space.
After IBM leaves Weston One, 155,000 sf will be available in the building, according to Capital Associates which is leasing the property. Some existing tenants and new tenants have agreed to lease some of IBM's space. Weston One will be competing for tenants with other office projects in the business park. Across Weston Parkway Highwoods Properties is building CentreGreen, a five-building office complex totaling 500,000 sf.
