In the first deal, Jay Mast, a principal broker at Lee & Associates' Irvine Spectrum office represented Venus Textiles in an 11-year, build-to-suit lease of a 110,000-sf industrial building, located at 25861 Wright St. in Foothill Ranch. The deal is valued at $8.5 million.

Producers and distributors of linens, towels, and uniforms moved this month from Huntington Beach to the new, larger building. Gregg Haly of CB Richard Ellis' Newport Beach office represented the lessor, Burke/Foothill Ranch. Co.

The second transaction was the sale of a 10,030-sf office building to Freight Management Inc., a worldwide freight company, for more than $1 million. The firm will move into the larger of the two suites in the building, located at 2900 E. La Palma in Anaheim. The remaining 2,095 sf suite will be leased out.

Bart Bean with Lee & Associates' Irvine Spectrum office represented Freight Management. The seller, White Start Partners LLC, was represented by Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage's Anaheim Metro office.
