Owned by Newport Beach-based Landmark Companies LLC, the project is expected to be open by next November. Contractor of the 13-story, 371-room luxury hotel project is San Diego-based Nielsen Dillingham Builders Inc. The project architect is Comstock + Associates of Colorado Springs.

When completed, the hotel will feature a grand ballroom that can be sub-divided into eight smaller ballrooms, four conference rooms, a restaurant and a kitchen facility. The hotel grounds will feature a swimming pool, spa and on-grade parking.

Jim Nelson, project manager for Nielsen Dillingham, says that his company's engineering efforts have resulted in a 15 percent reduction in overall construction cost without reducing room count or major functional areas.

With the opening of Disney's new California Adventure theme park less than two months away, the city is continuing its efforts to attract tourist dollars and room tax revenue within its borders. The Marriott is the latest of a number of hotels that have been enticed to the city over the past few years.
