The park will occupy 67 acres along U.S. 521, abutting the North Carolina-South Carolina border 90 miles south of Downtown Charlotte. The site is about 2 1/2 miles south of Ballantyne Country Club in the fast-growing Indian Land section. The park's first 120 jobs could be available by September, according to a published report.

Enticements such as proximity to Charlotte, Charlotte/Douglas International Airport and Ballantyne were major considerations that factored into the deal, according to Hal Stone of the South Carolina Department of Commerce. The county has promised to lock the current millage rate for the office park, exempting it from any future increases for 20 years.
