According to information released by Blake Real Estate, project development manager, the project will include the full tenant build-out of OAS occupied floors and supporting conference facilities; renovation and upgrading of the lobby and entrance, common areas, elevator systems and restrooms; upgrading all mechanical and electrical systems; and meeting ADA accessibility requirements. The project is scheduled for completion in the summer of 2002.
Through the renovation, the OAS will consolidate its operations onto five floors and the lower level, and will lease the three remaining floors, totaling approximately 90,000 square feet, to third-party tenants. Future lease rates are yet to be determined, according to officials from Blake Real Estate. Cost of renovations was not disclosed.
As development manager of the project, Blake Real Estate is responsible for the successful planning, negotiation, managing, and completion of the entire renovation project for the OAS on a "turnkey" basis.
