The ground-breaking at 7100 Jack Newell Blvd., which occurred Friday, coincides with the final signing of a 2.2-acre industrial buy by MLBS Development Ltd. to construct the 5,500-sf build-to-suit for Sysco. The limited partnership includes Dallas-based developer Charles Sutherland, whose crews have been working on two 60,000-sf spec buildings on property abutting the Sysco site.
About 75 acres remain in the 150-acre Riverbend park, which has been under development since the mid-1980s, James L. Wells of the James L. Wells Commercial Real Estate Services told GlobeSt.com. Wells represented, LRB Holdings Inc., which sold the land, and Fricke acted on behalf of the limited partnership.
By April 15, Sysco hopes to have moved in and parking its tractor-trailers on the site. Fricke says there is ample room for expansion, but he doubts that a second phase will start anytime soon. "They're hoping it will tide them over for awhile," he says.
The ground-breaking climaxes Sysco's Oct. 31 signing of a 10-year lease at Riverbend. Wiser Building Services of Duncanville is the general contractor and has used an in-house architect to design the one-story structure.
The project is in keeping with Sutherland Investments' strategy to develop build-to-suits for the single-tenant industrial market. Sutherland is best known in the region for its mini-storage facilities.
Sysco Food Services of Dallas Inc. has its main metroplex operation on a 16-acre tract in Farmers Branch. That site houses 46,000 sf of office space and 330,000 sf of warehouse space. Sysco's Dallas operation also has an office at 14330 Gillis Rd. in Dallas and locations in Abilene, Wichita Falls, Marshall, Tyler, Longview and Gainesville. Sysco Corp.'s has other regional operations in Round Rock and Houston and 101 distribution centers in the US and Canada.
