Ground has been cleared for the $16-million building and it should be ready by December, according to a spokesperson with Briarcliff Development Co. The 94,000-sf building will be located next to Briarcliff One, which was completed in 1999. It is being designed by Rees Masilionis Turley Architecture of Kansas City, in a style similar to Briarcliff One.

The Briarcliff West development is scheduled to have 305 acres from the south side of Interstate 29 to the north side of the Missouri River. The eastern boundary is US 169 and the western edge is the Clay/Platte county line. Plans call for construction of 750,000 sf of office space, 140,000 sf of retail space, 263,000 sf of warehouse space, two parking garages, 88 apartments, 84 villas and 151 single-family houses. Cost of the project is estimated at $523 million.

The development is in a tax increment financing district, where a portion of future property taxes will pay for infrastructure and other public improvements. It is estimated TIF monies may add up to nearly $56 million.

MetLife, a New York-based insurance company, will move its small business division. Going to the Northland will be about 120 employees who occupy two floors and about 28,000 sf in the BMA Tower. MetLife is not the first major tenant to move from the BMA Tower within the past year. Butler Manufacturing, which constructs pre-engineered building systems, announced last summer that it would be moving its corporate headquarters to the West Bottoms by the end of this year. To help keep Butler Manufacturing in Kansas City, the city agreed to construct a $20-million, 1,400-stall parking garage nearby that will be used by the company during the day and patrons of Kemper Arena in the evening and on weekends.
