The office and industrial park consists of five separate freestanding buildings. They stand in the 1400 block of Spring Street in Riverside.

The seller, Betty L. Hutton Title Holding Co., often converts its real estate holdings to the Hutton Foundation, an organization that workswith many Southern California non-profits. Jon Passafiume of Lee & Associates' Orange County office represented both the seller and the buyer, a private partnership known as Hutton Business Plaza Riverside LLC.
