The center is located at the intersection of Routes 1 and 128, near Route 95 and is 15 minutes from Downtown. In addition to the three-story building, there is an attached 195,000-sf underground parking lot. Currently, the building is 95% occupied. Among the current tenants at the center are General Electric, General Electric Equipment Financing, Woodward & Curran, Combined Insurance and Chrysler Financial.
SRC estimates that approximately 20% of the leases will be rolled over each year for the next three years. Occupancy rates in this area are low and there is not much new construction planned. SRC did not return calls by presstime but the company's senior leasing manager Frank Shea is quoted as saying that, "We believe the property will particularly appeal to tenants looking for space under 25,000 sf because they have even fewer options available in either the 128 West or the 128 south markets."
