KANSAS CITY-Last year, nearly 4.4 million sf of industrial space was added to the Kansas City market, compared to 3.5 million sf in 1999, according to a Colliers Turley Martin Tucker. Of 2000′s added industrial space, about 1.8 million sf, or 40% of the total, was bult in Johnson County, KN. North of the river, about 800,000 sf was built in the Executive Park/Northland Park sub-market, according to its report.

In 2000, approximately 2.3 million sf of speculative office/warehouse, flex and distribution space was constructed, a dramatic increase over the 1 million sf of speculative space added the year before.

Vacancy rates climbed from 5.7& to 6.3% and the slower pace may explain the lower speculative construction predictions for this year. For the coming year, it is forecast that the total for both speculative and user construction space combined will be about 2.5 million sf.
