The Shops at Lakeline Village will include a 67,000-sf Randall's supermarket and an extra 20,000 sf of small shops, says Chris Ellis, a principal/director of retail leasing at Trammell Crow's Austin office. "The area has been experiencing a tremendous amount of residential growth," Ellis says. "Plus, there are five schools in the immediate area, including an Austin Community College campus, within walking distance of the site," Ellis told GlobeSt.com.

Ellis says a supermarket is a much-needed service in the area since residents must now travel to the intersections of Texas 183 and FM 1431 or Texas 183 and Lake Creek Parkway for the closest grocery store.

There are still three pad sites for sale that could be used for fast-food restaurants. One pad site has been claimed for a McDonald's, Ellis says. Randall's, in keeping with a trend being set these days by retailers, is putting in a fuel station on the center's corner pad site.

Construction is scheduled to begin during the first week of February with completion targeted for September. Trammell Crow is reviewing bids for a general contractor. Heights Venture Architects of Houston and Enviroplan of Austin are designing the development, with Bury and Partners acting as civil engineer.

The development's Phase II is expected to add another 60,000 sf of retail and restaurant space to the project and five more pad sites. Ellis and Charlie Northington of the Trammell Crow Co. have handled the purchase and sale for the Randall's part of the project.
