ISSAQUAH, WA-All 570,000 sf of Opus Northwest LLC’s Sammamish Park Place class A office development will be leased to a single client—software colossus Microsoft Corp. One of three buildings that will comprise the development has been completed. The five-story, 180,000-sf project is adjacent to Lake Sammamish State Park. The second and third buildings, both six stories tall, are scheduled to come on line this spring. The second building will contain 220,000 sf, and the third will contains 170,00 sf.

Leo Backer, together with Ron Liebsohn of Bellevue-based Liebsohn & Company, is the leasing agent for Sammamish Park Place. While Backer was unable to discuss details of the lease or the tenant, OfficeSpace.com has the complex’s rents listed as $22-$23/sf NNN.

Although Microsoft does not publicize the total amount of Eastside space it occupies, in December, Microsoft spokesman Mat Pilla, told GlobeSt. the company collectively owns 4,879,353 sf of office space in Redmond, Bellevue and Issaquah. Industry sources estimate the total number of the Redmond-based company’s Eastside space at 8.4 million sf. Pilla was not immediately available to comment on the timing of Microsoft’s occupancy of the Sammamish campus. Opus Northwest, a member of Minneapolis-based Opus Group, declined to comment on the cost of developing Sammamish Park Place.
